How to Make a Land Certificate

There are two ways or stages that you can take to make a land certificate. The first way to make land certificates is independently and the second is through PPAT.

How to Make Land Certificates Independently

Making land certificates can easily be done independently. Here are the steps.

1. Visit the nearest BPN office

The first thing you have to do how to make a land certificate is to go to the BPN (National Defense Agency) office according to where the land is located. After that follow the following procedure.

  • Go to the land certificate service counter
  • Take the registration form and complete all the requested data
  • The officer will give you a blue and yellow map
  • Ask the officer to make an appointment for a land measurement
  • After that, you will receive a Receipt Letter (STT) and a Deposit Order (SPS) to be paid off immediately. And the registration fee is IDR 50.000

2. Taking Location Measurements

The second way to make a land certificate is land measurement. Measurement of land or the location where the land is located is carried out when all the requested documents have been completed and the applicant receives a receipt from the Land Office.

Existing measurements are made over the limits indicated by the applicant. Therefore, during this process, the applicant is required to be present at the location. You can find out the land measurement rate by sending a short message or SMS to BPN.

You can see the formula for calculating land measurement costs as follows.

Cost of land measurement = Land area up to 10 Ha: Tensile = (L/500 x Special Cost Unit Price for Measurement Activities (HSBKU) ) + IDR 100,000

For more details, let's look at the example below.

For example, you plan to buy a plot of land that is sold in Bandung, non-agricultural with an area of 500 m2 for IDR 350 million.

Then the cost of measuring the land:

(500/500 x IDR 100,000) + IDR 100,000 = IDR 200,000

3. Issuance of Land Certificates

After the land measurement is complete, you will get the Land Survey Letter data. Save the letter for later combined with other complete documents. Once done, you just need to wait for the decision letter.

4. Payment of Land Rights Acquisition Fee (BPHTB)

While waiting for the land certificate to be made, you are required to make a BPHTB payment, this is also the way to make the last land certificate. The issuance of land certificates is quite time-consuming, lasting between half to one year. For more certainty, you can ask directly to the BPN officer.
